As every project is different, we will assess all of your projects, but as a guide our lenders are usually ok to lend up to 70% of GRV, you will need to put some equity in, it will need to be a viable project.

We have good success with loans of $1M to $10M, so this means small to medium developments.

We have institutional lenders for the bigger developments, upto $50M, we can also do JVs with lenders & builders, so if it is viable but not enough equity a JV is the way to get this done.

Lending guidelines - Development Loans

Rates from 6% to 12%pa, Up to a maximum of 85% of TDC & also limited to 70% of GRV

Private Lenders

Private development funding example

As an example if you want to build up to 10 houses/units, we will get you a loan from a private lender at about 9.5% to 10.5%, if the developer puts in 50% equity in the land, they will lend the other 50% & 80% of the construction cost, with total loan to stay under 65% of GRV.

They are not too concerned about pre-sales, more the better, but 1 or 2 may be ok.

We did one in Sydney recently at 8.75% where the total lend was under $2.5M.
